After summer if you rent it 5-8 days a month until next season you will be lucky.There will be tone of competition after the summer, so I would not rely on it, look at it as bonus if it happens, but make your calculation as if no action happening.

This is allowed because each time you use your VA, it only uses about 1/4 of your entitlement, based on VA calculations of the portion that they guarantee.When a property with a VA loan is sold, and the loan paid off, the entitlement can be restored.

My architect and I sent them over assembly bill No 811 on ADUs and mentioned that the looks to be in violation of the bill quoting the following:"Accessory dwelling units shall not be considered by a local agency, special district, or water corporation to bea new residential use for purposes of calculating connection fees or capacity charges for utilities, including waterand sewer service, unless the accessory dwelling unit was constructed with a new single-family dwelling"They responded saying that this didn't apply to the ADU and quoted the following"(B) For an accessory dwelling unit that is not described in subparagraph (A) of paragraph (1) of subdivision (e), alocal agency, special district, or water corporation may require a new or separate utility connection directlybetween the accessory dwelling unit and the utility.

Here are some things that I want to do, but I want to get your opinion and any other ideas- charge a flat rate for each unit each month, and obviously this would be written in the lease and tenants would know ahead of time- charge a rate by sqft, so tenants occupying 750 sqft pays less than 1000 sqft unit, rate is FIXED and known at signing- charge a rate by sqft, so tenants occupying 750 sqft pays less than 1000 sqft unit, rate is VARIABLE and is calculated from actual water bill- increase rent price?
