It's a STR.. who is your target audience?

-To start I need to figure a target audience, for that I would use something like Propstream to generate leads.

You brought a lot of capital to the table compared to the purchase price! 

Also by exposing the seller's property to the widest possible audience (eg, MLS) the seller would likely have gotten a much better chunk of their equity and would have better representation than signing with a wholesaler. 

I brought in an equity partner who put up the purchase price in cash.

Anyway, its been brought many times before.

Get a better sense of the market and your expectations.Am a broker, if I brought you 30 properties and you only wrote on 5 and lost all of them, I'd think you're not being very realistic. 

It assures me that they aren’t over-extending themselves into a living situation they can’t afford and it’s brought me even more peace of mind than the 1st&last’s security deposit ever had while making me happy to invest my time & money assisting the family w/ tailoring the unit to their needs (mounting tv’s, making minor repairs to squeaky floors, sticky cabinets, childproofing, etc) so they don’t attempt to try their hand at amateurly repairing things themselves which always makes things worseThe increased fee has made me rationalize the time/cost investment of time while also strengthening the  relationship & respect (both ways) than I’ve had with the average tenant. 

One of the boys who worked with me found it and I did everything after he brought it to me.

How can I get an audience to discuss this property?
