I'd probably pay for the fridge filter since it's a maintenance issue with the fridge (you should probably be replacing that regularly anyway if you want it to last).

However, in a tenant environment, with sketchy filter change intervals, cleaning the coils every year is a MUST.  

Use charcoal filters on your face mask; I bet the smell is less than amusing.

On older units it is often low Freon levels or can also be blocked air return or clogged air filters.

That has a lot of leads and can be filtered down really specific.
