You need to define if you are going to create the subdivision and sell off the lots to builders, keep the whole project to yourself and build all the properties, or do a mixture of both (sell some lots and then build your product on others).The key I have seen time and again is the costs are more then projected and the build out takes longer.

So, what does the mentee look for, could be a warm body if they have money, I'd say as your money and ability to contribute on that front declines your ability to perform on other fronts will need to increase.

They will have relationships with local home builders with portfolios of leased properties for sale that are off market and don't appear on the MLS.
