If it's a 3 bedroom and I conduct a house inspection, how do I know the value of the house or the price I should negotiate?  

I have 4 bedroom house in Atlanta which has been a bad news from day one.

I found a duplex listed for $31thought Each side of the duplex has 3 bedrooms and one and a half bathrooms.

Both units are 1 bedroom apartments, with walkable attack, basement, private deck, private off street parking and a common yard approximately 1 acre.

With one bedrooms though it is unlikely I will get kids.

House bio: 3 bedroom/2 bath house in a mostly owner occupied neighborhood. 1500sq ft, with 2 car garage, larger lot than most in our neighborhood with privacy fence.

Not sure I would trust a landlord who couldn't be bothered to provide a bedroom door.

I'm buying a duplex in Marion next month (wife and two kids) and we'll be living in the 3 bedroom side and renting the two bedroom side out-downsizing from a 5 BR house and using the equity and mortgage savings every month to acquire other multifamily rentals.  

Here's what I like:Geographic - eliminate all areas that you do NOT want by city or zip or other methodLand - eliminate all vacant parcels Property type - eliminate commercial, industrial, office and similar propertiesProduct - eliminate over 4 bedroom, before 1950 or after 2009Equity - eliminate all with less than 50% LTV Your criteria will most likely be very different so no arguments about what I want vs what you want.Now that you've determined what you want, and have a manageable list, create a mailing campaign.

It seems pretty difficult here in San Diego to find a home that will fit within BP formulas for cash flow, as a $250k 2-bedroom may only get you $1500/mo. rent.Can people in very high-priced markets like San Diego settle for less cash flow and still be wise investors?
