@Charles EnmanYour mother's trust is a disqualified party to your IRA, so your IRA may not engage in any transaction involving this property.

I'd send the condo board a letter to begin work on the repair within 20 days or you will engage a contractor on your own dime and sue them for your expense of doing so. 

They decided that they didn't want people to just buy as investments, because they want people engaged in the community.

I'm kind of new to the rules of engagement here...

Long time BP reader/podcast listener.I live overseas and do not have the time or ability to actively engage in investing or even look at properties.  

To successfully complete a 1031 tax deferred exchange, there are specific requirements that must be met and clients must engage the services of a professional Qualified Intermediary.

If I were to spend some time in Augusta I could get those deals and deploy my capital along side him while learning, but we aren't in a relationship where it makes sense to do those things right now. //// So if a good enough deal pops up there then I can tackle it.

Have your tenants been engaged in maintaining the fruit trees or does someone else take care of them?
