Property Purchase with SDIRA Involvement

I'd appreciate any wisdom you experienced SDIRA posters can share on this specific situation:

My deceased mother's trust includes a commercial property worth ~$1.5mm.  The beneficiaries of the trust are my two siblings and myself.  They want the cash, I want the property.  

The trust doesn't contain sufficient assets to allow me to take the building as my share. I don't have sufficient cash to purchase their $1mm share outright. I do have ~$500k in a traditional IRA I could rollover to an SDIRA and use - regulations permitting. That would still leave a $500k gap.

Can the SDIRA ($500k) invest beside my inherited share ($500k)?  Could I fund the remaining $500k with a bank loan (assuming a bank was willing)? Would that trigger UBIT?

Thanks for your insights.
