I suspect you would do better than the $500, but I bet the $500is closer to accurate than the $1100.

Before doing a thorough inspection on the house to accurately estimate the rehab job, is there a quick method that anyone uses to calculate the rehab?

I stress test all of my deals to where they need to still cashflow if rents pull back 8% and 15% vacancy.

I can write up an invoice right now that says "$3000 - replaced natural gas furnace", but until you fire up the furnace and test the performance and put eyes on the unit to verify it is new, who knows the quality of the work?

So to the extent that this is accurate, make sure it fits with your goals, too.There are no definitive guidelines because there are too many ways to skin the cat, and too many goals you may have while doing it.
