Absolutely love the big island of Hawaii.

Find the right unit, in the right area of the right complex, in the right town, in the right area of the island...at a price that works...that is also vacation rentable. 

I know Big Island has been killer with the STR Regulations for the past few years.

A few good ways to differentiate and narrow down your purchase could be avoiding flood zones, looking for well established vs developing areas, narrowing down a specific price range, and setting a general range for the age of the property you're looking for.In addition to the current recommendations, I would also like to add that the Northeast side of Cape Coral along Pine Island Rd has been developing extremely quickly over the last year, and now offers great shopping and dining in the immediate area, which was not the case fairly recently.

Long Beach, CA is quickly becoming a hub for the aerospace industry (Boeing, Spinlaunch, Virgin, SpaceX, etc.), has a university, its own airport, the Los Angeles Port, and quite possibly the best aquarium on the west coast.

I would check out Corpus Christi and North Padre Island as well.

I live on the Kona side of the Big Island.

The guy was saying that he had had, "several luxury cars, a very high dollar house, a big boat and a 'house on an island in North Carolina'".
