I bought my first house in Vegas in 12' while living in Wisconsin... flew in on a thursday the day after it listed put an offer on Friday and by Sunday they had 17 offers and had to go 12k over listing but it was still a hell of a deal for a 4 bedroom 3 bath with a pool and outdoor kitchen....Have a property manager who rented it out after 2 weeks been cashflowing positive $1,000/month ever since + its appreciated $100k in valueSaving all the profits for my next one some time this year... most likely in Florida somewhere

I've been lost, out and about in a number of those cities (ha, Vegas!)

As I live in Las Vegas, Nevada, I didn't learn of this until about 2 weeks after they vacated the premises, when my other tenant called to let me know.I then had to pay lots of money to EMPTY a 2 BR apt full of nasty furniture, garbage, etc.... replace carpeting, linoleoum, patch holes in the walls, paint, repair busted kitchen and bathroom cabinets.  

My kids are buying rentals in Vegas right now.. they bought 3 last year and they make the 1 to 1.3 % rule and they live right there were they self manage so they do better than buying out of state where you have to pay a manager...

I am an Active Duty Soldier, my wife is currently staying in Las Vegas, where I'm from.

@Brian Burke  some of the Silverado lots are steep as a cow's face so those will be big bucks to replace.. there are some other pretty spectacular lots if they come up homes will be in the 3 mil range so if one can snag a 500 to 700k lot might work.. we went into Rohnert park with our 4 acres there next to the casino.. figuring housing crisis and maybe we can get fast track..
