What are some tips/systems/advice you would give or wish you would have known about being a first time landlord and landlord info from a distance?

Everyone is super supportive and candid.

Any tips, suggestions and referrals to REIs who have a good understanding of MFD market in Union County , NJ, as well as property managers, would be appreciated.
