It went under contract a few weeks later.Had they sold to this person and the individual later found the defects in the property after closing, you can bet their would have been a lawsuit.

@J Scott I would prefer doing a loan with a partner because I think I can get the house sold in a couple months which would clear more cash for me and it hedges the investor's bet.

@Bryan Hancock  just add the money you would pay to set all this up and stay compliant to your investors,  IE give the investors a more handsome return and I bet you will find all sorts of money without having to do any of this...just forget about the 25 to 100k investor.. they are the hardest to please and most costly to manage.
