You'll be buying nothing but headaches, probably a bad HOA with lots of delinquent dues, so they don't keep the property maintained.As far as small cities and towns, I can't speak to that.

Right now the rating for Z is "neutral" and Rdfn as "sell".Most of realtors I talk to feel the discount brokerage concept can sacrifices service quality.

Seriously listen to @Michaela G.Everything that I've been taught about credit history is spot on to what she's saying.If you go and pay off the amount it will become recent history and carry more weight than just leaving it alone.If you're going to do anything, speak with a reputable credit repair person.

If you choose to buy Turnkey, there a few quality companies that are trying to do business the right way, but there are few with long histories to build reputations.  

Note as of now i have 16 followers, perhaps you can already get a lot more followers than me... but remember quantity is not what matters here... but quality of your followers... and desire to dive into something similar by tuning into similar spectrum... even if that spectrum is from an outsider a newbie (potential tire kicker)...
