If the “fair market price” is because it’s a good property, relatively updated, desirable area, etc. then you’re basically buying a yield play.

With Smartmove the tenant needs to do another online application, and I'm already having them fill a paper application out, which seems like to much to a lot of tire kickers.  

I would play on the safer side and set aside more for expenses.. those are super high taxes !

I also hope that if I'm playing wholesaler by doing my own marketing this way, that it would open the door to slightly larger profit margins.

Why would I pay someone (CPA or online tool) to form an LLC when I can do it by myself using the IRS website?
