Hi,I'm looking to see if there's anyone that knows property managers that do room by room rentals or any advice on this in the Austin area.

I believe I can handle one or two on my own but then would want to transition to a property manager.

Thank you for your response and opinion, My goal is to do a JV pretty much, where 2 of my partners will be funding partners and I will be on a fund managing role. 

I know some multi is cash flowing more , but I’ll need property managements since it’s to much manage by yourself. 

I have an LLC that's my management company but I personally own the house (will move it to an LLC at some point).This is what I think I am supposed to do but not sure????

Because you are living rent-free, have no housing payment, and no management history, and are buying this as an investment, you will not be able to count rental income to help you qualify, unfortunately. 

Self manage, save ~10%.  

I considered SFH where I'd rent out all the rooms and keep one to myself, but this seems risky since I'll realistically be away for months at a time and couldn't manage the unit/other tenants.Then I came across some listings that appear to be hotel rooms for sale, with basically the facilities I need (a bed, toilet, kitchen), a price point I can handle (270-500k$, I'd do 20% down), and fairly high HOAs (~1500$/m?).

My father of 78 years old is declining slowly mentally, and I am going to begin helping him out manage his properties and organize his finances and properties.
