Hope isnt a good business strategy...based on my small sample of 10 units, there‘s a ~10% chance that the plan will pan out.

Looking for cloud based site that can handle ledger card management, late payment notIfIcatIons, reporting etc for a small number of mortgages we may be servicing for an attorney.

I personally do not like portfolio type deals because investors tend to over value the assets based on a cap rate, when the reality is that single families and small multis should be sold based on comps. 

I focus mainly on fix and flip type deals, but do a small amount of wholesaling also in addition to some new construction and buy and hold.

Our piece of the deal is very small.

So say you start with a small MFH and then keep adding more doors in the same geo area, then the same property management can manage more doors for you.

Good MorningYes i mean General contractors,carpenters, small renovation teams,roofing,handyman, anybody that’s good to work with really.I just want to have options in place so when i find some work in a property, i know who to call right away. 

Large or small banks doesn't matter,  the overlays for investment properties  which make it difficult to work with lenders.
