Then it makes sense to spend money on the inspections, surveys, contractor bids, etc.Financials - Review of the financials can be tricky, particularly when the current owner has not kept the books correctly.

Gloria above kinda touched on the Indy market but Indy is great market to look into for a lot of different reasons such as population growth, housing inventory, and cost of entry.

I also house the signed leases there so that my tenants can have access to them. 

I would like to reach out to the current owners but do not know how to get this information.

I understand that, but if you keep it as a primary residence and do some sort of house hacking deal where you rent out rooms, can you get passed that?

Hello,I am currently in the process of closing on a duplex near Lima, Ohio that I will be house-hacking by living in one of the units for a couple of years.

Both PS and Roomster were deadends for our properties.My wife and I converted a large house into a triplex in Northeast GA with the express intent to rent by the room.
