I could be way off here, but in the past few years I've seen a shift from getting quality rentals (ones that have a decent chance of making returns across all four wealth generators) at a reasonable rate when the market presets opportunists  to the "freedom number" idea of REI; the idea of pulling "dead equity" out is a symptom.

After you pay, you have the freedom to hire another PM.

Don't underestimate the freedom to scale, grow, and delegate as an agent.

Age will help reduce the struggle, because time and freedom of place, mobility, will be of more value than just cash flow It is still difficult though!  

I just had to add because I've seen so many negitive comments about the kinda of reasons not to accept it or how the people must have bad this or scam that...I myself pay my rent in full for the year, when I get my taxes, I am a single mom ta 2 girls and it gives me the freedom to be able to take off work if and when needed for them, it gives my the assurance that if anything happens or comes up I can afford to handle it without falling behind.

Being intentional about spending is not deprivation...it's the opposite...it provides freedom. 

My big picture is to one day be able to enjoy the "freedom of time" and build a legacy of wealth for my future family.

I kept justifying to myself that having the freedom to move around and not worrying about taxes and fixing stuff etc. was worth it .
