I have to say that I have considered experimenting with another app when my next turnover happens, just to to explore other options, not because I'm dissatisfied with Apartments.com

General Contractors, is there one particular software or app that you use for lead management from initial contact through estimating and ultimately invoicing and communication with the client?

Then the other PMs will say, well-- you're used to paying $900/mo, so it should be a comfortable financial fit!

I think you have an ambitious set of criterias there but give it some time and you'll be able to find the right fit.
