Hi BiggerPockets,My name is Nathan, I live in the Kendale Lakes area of South Florida, I've recently turned 25, and just crave achieving financial independence.

Of those that stick it out, the median income is around $54,000 before counting expenses like licensing fees, MLS dues, insurance, marketing, etc.It's a great career but it takes a self starter that can work independently and the ability to manage finances well.

@Matt Speer@Samantha Soto   you should listen to the local PM's  or you may want to check out Morris houses and Oceanpointe threads.. this sure sounds like one of their deals.I would want an INDEPENDANT inspector you hire to go out at each phase and sign off on a full gut job rehab..

It also allows us to push ARV on our refinance appraisals, which has been very beneficial for eliminating the need the leave in tremendous amounts of cash in a property (sometimes can get out with leaving no cash in depending on terms available to you). 

Are you mostly independent or do you have a team (separate from brokers team)?  

It may just be what it is, but I want to look around.In the past I've always preferred working with independent mortgage brokers, instead of captive brokers.
