First, prior to the tenant occupying the property, this house was majorly rehabbed with new carpeting in living room, new luxury tile in kitchen, new appliances, new bathroom (tile, floors, cabinet, toilet, etc.), hardwood floors were immaculate and the entire house was painted top to bottom.These tenants have been very physically hard on the property.  

Digress are white cabinets more of a female thing? 

If the cabinets are decent I would paint those as well.  

There will be white cabinets, and light teal accents in the kitchen and bath.

We removed the illegal kitchen and turned the full bath into a half, installed new kitchen cabinets, counters, and appliances along with new bath vanities, tub, and toilets.
