Are you planning on boosting the rents somehow, or am I missing something?

@Stephen Jones, there are a lot of expenses missing: interest expense, management fees, leasing commissions, payroll, vacancy reserve and Capex are the big ones I can name now.  

It was not worth the missed income to save 10k in labor!!

@Tammy Harperive recently repaired a slab leak in my personal home. i will have all of my properties scoped from now on. its so cheap relative to the repairs if something is missed.

Just make sure the contracts are correct, nothing missing.
