Put over 100k into the full gut, pushing through the 203k rehab for 7 months during peak COVID and finally I was two weeks out from finishing/closing out the construction loan and renting out the first unit, then I had to hit the reset, gut the place and start over due to soot/severe smoke damage from a neighbor's house fire.

You can get some good deals but the top 3 downsides are : 1) you have to buy them without seeing the inside of them, there are ways to get a peak inside if you are thinking on your toes. 2) it is not as simple as bringing money and bidding, there are many ways to get screwed and in a few cases even if you do your homework "IT"can happen so preparation, due diligence and understanding the process /risk are critical3) even if you can find a free and cleAr deal and you are pumped up to capitalize on the upside you see THEN someone pays a ridiculous amount for the property, which happens all the time.

Id be open to purchase stuff that's just under market rent but haven't found anything that peaked my interest there. if you have leads id love to talk I have a rehab team in Harrisburg so most reasonable rehabs arent an issue

My portfolio revenue is down 15-20% in 2023 as compared to the peak in 2022.In speaking with my Airbnb Market Manager he commented that is the case for most.Its still a great business for professionals treating it like a business.
