Foundation issues in North & Central Texas are just part of the territory...literally.  80% of the houses around here, unless they were custom builds with serious foundations, are going to wind up with foundation issues eventually.  

Are those north of the bypass?

We wouldn't be opposed to looking at opportunities in North/West LA county though, depending on the location and proximity to Ventura.

I've worked with an associate who has a few properties under option, but they are in North City, which is truly a war zone and very tough to find a buyer.
