Hey guys, forgive the ignorance, im new to real estate and would like to get my feet wet, looking for info online i stumbled upon wholesale real estate investing, I live in Phoenix,Az where the market is ridiculous at the moment, is it even possible to find a good deal and sell it as is to investors to make a profit, where do you even find these hidden gems, Im in the car business and whole sellers buy at dealer auctions (need license to access) and re sell for profit at other auctions.Not looking for real estate agents so please to send me messages marketing me.

Have your tenant make the checks out to the LLC, set up a bank account that will allow for electronic deposits and online payments, and run all of the rental business income and expenses through that account.

We do 10 meetups a week. 3 are in Charlotte Physically on Wednesdays, and the rest can be heard and seen online etc.

My first goal would be to automate a majority of the processes such as lock codes, online portal to schedule visits, tours & payments, submit questions.

There are so many options and many have similarities as far as commission splits and training at least what they advertise online. 

I know, it’s rude of me to do such a thing, but had no better idea what to do.Well, the thing is that the guy owes to his bank thousands of dollars as he kept depositing money to various online casinos.

I've been researching how to get decent comps from various online sources (realtor.com, zillow.com, trulia.com, etc) when looking at potential rental properties. 

You will be paying two middle men/women for one task.

So, either there is zero demand in your market or there are better ways to advertise there that are not online.
