Win - Win.It is really just a matter of finding the deals, and then seeing what works.....You just have to make sure the numbers work...I see so many things for sale that are WAY overpriced, and not from a market perspective as much as a cash flow perspective, so be careful and do your due diligence.

I'm worried that if there is no lien and no judgment but there is some on going litigation that I and title company do not know about, that the property could be hit with a lien or be transferred over to the evicted tenant because he wins a case claiming he is the rightfull owner of the property for whatever reason.Maybe unlikely but probably a valid concern right?
