Hi Ellen, typically, to claim mileage deductions on your taxes for travel to properties, you would need to either own the property or it would need to be your job, like if you were hired as a property manager.

For a 40 unit in my market, you likely need $100,000 to $200,000 of available money to get started.  

IE. if you buy cheap area you will likely have tenants who are not able to pay top dollar etc. 

There is so much content and to have it spelled out like this is simply amazing. 

There are states like IN, OH, FL, TN, GA, NC, SC, NV and Oregon Coast. 

Advantage being that you do not have to make a contingent offer if you find a house you really like....and/or it gives you time to move leisurely instead of in a rush.Anyone used this?
