Once we get interested in a property and before we make an offer, we require the seller to give us the following: last 12 months of all landlord paid bills (electric, gas, water, etc), tax statements (although these can be confirmed on the web), and all leases.We review all these and run our own analysis.

$1300 does seem like a lot but the perks you list, if they are of value to you then it paid for itself.I asked about Florida LLC and was told doing it myself would be $125 give or take.Have you tried looking at a Nevada web site dealing in business entities like their gov site?
