@Dave Kapsack if you hire an organized PMC you shouldn't need your own accounting system.All our client's need is to give the 1099 and Annual Statement we send them, to their tax preparer.Of course we also send out monthly statements:)

reputable wholesalers are there.I recommend checking out New Western; they're mainly based around LA, but they cover the whole region.I'd also check in with OC REIA; they're a great organization and can definitely refer you to reputable wholesalers in Orange County.Lastly, if you know what you're looking for, deals can be found on the MLS.

@Ray J.Thank you all for these and I'm finally closing on my first 4 unit in 2 weeks and organizing so that the transition is smooth.

They are obviously already too busy OR not sufficiently organized. 

Do you have any books or podcasts you would recommend for someone who is attempting to figure out how to “organize the puzzle pieces”, so to speak?

I've tried to work with her to organize a plan. 

Gave one tenant a hundred dollar discount to organize and bring the cans to the street both garbage days of the week.
