We run several houses at a time so comparatively speaking, looking at just one house would be much easierThings like tile, doors, windows, and other finishing items we typically call "Construction Fixtures" in the bids and aren't buying from a big box store (Actually... we don't buy much from big box)... we're buying them from special vendors, so it makes it easy to scan down a list of receipts and see where they are.Also, for construction fixtures, the purchase needs to be researched before the expense is made.

@Jie Li I am curious when you say you can't find a provider that does solid work etc. have you actually physically inspected these vendors properties and made that conclusion or is there something else your seeing that is giving you the impression that this is the case.

@Kaleb PackerIn such a situation, if the vendor provides proof that he's served notice and the tenant has received/acknowledged it, we would close, but we would hold-back a portion of the purchase amount in escrow (with our attorney) until the tenant had left and any fallout (damage, prolonged eviction, etc) would be funded from that hold-back.

If this is the case, I suppose you could request the vendor take care of it as part of her/his obligations to the sale.
