Starter homes will likely keep staying hot as the inventory is so low and affordability is getting nuts for the majority of wannabe homeowners (making sub $75k per year). 

Sorry, this is so long-winded and who knows how foolish I sound but is there a way around the FHA primary residence rule?

@Daniel Riley we manage our own properties and know how important the tenant selection process is. So

that is so low, its nearly insulting, typically you'd ask 100%, 50% or 0%.

There is so much cheap money out here that there's a lender who will accommodate you.

I wish I would have discovered BP sooner because it is so on-point and loaded with educational content for residential investing. 

The whole premise of a wholesale is that you got to be good at doing your due diligence, that way, you will be selling to someone a deal that is so good that even you yourself wished you could have invested in it.

I am in Northern Virginia and it is so competitive here that just offering on a listing does not cut it.

That's something we just don't know much about yet since the program is so new and it varies by bank.
