I have done demo work,  flooring installations, tiling, drywall finish, using miter and table saw to cut and install baeboards and window sills and building picture frames with scraps, .I built a bar cabinet, an island cabinet around a center island stove, I have ran packer machines that compact the dirt in a foundation before the concrete is poured.Of course painting and sanding and varnishing...replacing electrical plugs and receptacles, hanging light fixturees, replaced plumbing pvc, used all sorts of power tools and saws and LIKED IT!...

He suggested I look into LVT (Luxury Vinyl Tiles) instead of laminate. 

Also, can you recommend any equipment suppliers?

I should also mention the house is 97 years old and the sewer line is likely clay tile. 

Other buyers, will just discard a property because they did not like the tiles on the floor, or the layout of the kitchen, etc 

That's where we have found our suppliers running ads. 

A big long crack in the entry room tile showed up.

Shampooing is great but I’ll have her install vinyl plank (waterproof) flooring or tile instead of replacing carpet.

.- When houses have hardwood floors throughout, we refinish those in a natural finish (just poly/no stain), and then do a groutable vinyl tile floor, or ceramic tile in the bathrooms.- Use a grey or greige paint for an updated look.

If higher end - I would refinish hardwoods if you have them under carpet, maybe even tile that looks like hardwood.Lower end (less than $150/night) maybe use the vinyl strip flooring that looks like hardwood.
