That said, I do agree with Eamonn that selling wait list spots is a TERRIBLE idea as everyone with as few as one functioning brain cell will get on the list.

They started writing a heap of terrible loans, given the spotty decline of real estate across the many markets in the US didn't help and they found themselves out of money.The bridge loans with rehab are the toughest lines to get placed right now.

A lot of people that are in Houston invest in College Station and manage it themselves. 1.5 hours is a decent drive and isn't terribly long if something does come up.

I have had no problem with refinancing my single family and 1-4 unit properties, but now I have an 8 unit that I've improved quite a bit and raised rents over the past 9 months and I don't qualify for the 1-4 unit loans anymore and I'm having a terrible time finding the right knowledgeable lenders that understand and offer the programs that I would need to refinance this property.
