Once I figured you are a lowballer, want the best material at the lowest price, investors that cut corners, want to split the job up with cheaper tradesmans, add free work to a already agree upon price, ect, ect, then either I tell them I'm too busy or if the customer is a real jerk or a sleaze ball, I don't even reply to them.  98% of the time I can tell if the job will be given to me within the first 10 minutes of a call or meeting.

Just recently this property has been reduced to 17995, I have never received a counter offer, so when you low ball on a property, how do you know the realtor isn't saying in his mind they will never accept, or I'm not going to waste my time.

One other thing to note is that all the cloth covered Romex wiring from that era was only certified to a temperature of 60C, where as today's NMD-90 is operational to 90C.

I COMPLETELY agree with @Scott Meyers ....I'd be skeptic of GOOD properties in Muncie, much less the bad ones.Muncie was rather affluent 100 years ago, but aside from Ball State being there, there's not much left...certainly nothing to be optimistic about in regard to a market turn in the next few decades.IMHO, I'd pass, for no other reason than the market.

So far out of the three people who came through we have 1 offer submitted and 1 email from another potential buyer stating they are interested and asked for a contract they can use to submit an offer.The offer submitted is lower than we hoped but the first offer is usually a low ball offer.I am meeting another interested buyer at the house tonight!

The challenge is where and how to find the motivation needed to get the ball rolling.What I have found to work for me:a) take it easy on myself, big changes in life roles, big changes in identity TAKE TIME, it is okay to be in transitionb) experiment with changing up the daily routine,c) schedule 10 to 20 minutes of quiet reflection at the beginning of the day and 5 to 10 minutes before bed to ask myself, "how's it working for me?
