However refinancing would be a smarter move, you have far too much equity lying dead in the property for it to ever provide positive cash flow after deducting a return on the equity from the income. 

One thing I would note, is most of the parks that are advertised as 12-15 caps are junk or lies, or a slew of other things.

They are extreme fixer uppers a process that i do not wish to deal with, but they are priced extremely cheap and one has an estimated worth of about 10x that(according to the Realestate agent selling it though, do i believe this or is there possibility that this is a lie).

You're wise to beware the seduction of numbers - figures lie and liars figure :)  And these may be way off.

The problem with agents is that many do not work hard for their sellers, they are cheap, ignorant to technology and just do a mediocre job.  

According to this listing, they are saying that they net 90% of the gross income(43200/48000), which is almost certainly a lie.

The problem lies when you sound like you don't know what you are talking about and have no plan.
