as a Realtor I’ve shown numerous fixer uppers and flips to the same sets of clients (non-investors).

I don’t just do vacation rentals, I’ll invest in any real estate that is a sound investment or investing in businesses that support our real estate.

Very few true deals, LOTS of eyeballs on them, and poor information supporting their claims.  

How should we adjust for finished basement sqft with respect to coming up with the range of $/sqft that a neighborhood can support?
