Having trouble analyzing this deal as there are so many variables and I do not have the experiencing analyzing deals to make me feel comfortable taking the risk.Purchase price of the land would be $250,000 not including closing cost or fees, and construction for a new 3/2 home with an attached 1/1 ADU is estimated to cost around $300,000 - $400,000 finished.

If the 7% has no points and the 6.75% has 1 point in cost, then you would have to go back to me and ask me what paying 1 point in cost would get you as a rate, and that number might be 6.5%.

Save a few properties and watch them on the rental market if you are looking to do LTRs.or If you are looking to do STR find local listings and watch those listings and check the booking availability week to see how they perform and how far out they get booked and the nightly cost.

Certainly as with seller concessions, brokers can note the relevant details of the transaction, but presumedly an exponentially larger percentage of transactions will no longer include these costs or be publicly recorded..
