thanks for the input @Brie Schmidt @Henry Lazerow. even at 250k rehab, this would've been great as a normal investor to owner occupy for ~$550k all in. crazy how much difference the labor costs make rather than being the GC yourself/having connections. i assume easier said than done to get a 203k to work out and be completed in 6 months for something like this. not sure if even posssible as it seems this might be coded as a 2flat and then 550k is over the fha limit. so tough to make 203k work in chicago..this was the closest property ive seen to anything being feasible for an average joe to gut though

I have a tenant who I am trying to work with to get some back rent before I boot them out, I have a feeling they are moving and going to screw me anyways but in one of their pictures on Facebook of them selling a piece of furniture I see a chair from my storage room in the building in their apartment, can I enter and take my property back or do I need to call the police?

They can advise you about the correct legal action.Now if you don't want to follow the exact rules you can do the following. 1) get a storage unit 2) move all of the tenants stuff into that unit 3) re-rent your unit.
