I definitely wasn't aware of the costs until I visited a brokerage firm.

@Eran Greenburg There aren't many that I'm aware of and the few properties that I've seen from some weren't great.

My involvement would become worthless.If the investor stays off the note but gets 6% + 50/50 of the remaining profits than it would be fair. 

From my hotel days, most adjusters prefer staying in hotels to gain their coveted club points.

I’m aware those areas are high priced.

I want to make you aware that when you decide to buy cheap properties in the worst parts of town, you are getting the worst of the worst of a struggling city.Before Marcus kills me, I also want to say this is a great place to live (if you can deal with the weather). 

And it sounds like you serendipitously had gloves on throughout all this --even blood-borne illnesses can't pass to you if their blood stays on the outside of your gloves!

Other states likely have a similar hotline so they could get connected to a case worker who could tell them options they were not yet aware of.

Before anyone jumps 3 feet backwards it is not our first Flint purchase so I am aware of some of the downsides to being in this area.
