I never really run an analysis on these type of deals and wanted to get some help before I started talking numbers.

To start it, will need to get the utility gas service turned on and then perhaps get a plumber out to start if and checkout everything.

I personally don't like STR's because they are more of a business than an investment(in my opinion).You didn't mention the amount of hours that you and your spouse work but I would have to assume it be between 1900 to 2200 hours assuming you work 48 weeks and between 40 to 50 hours a week.If you buy a STR and self-manage it, you are added 200-300 hours per year in additional work making your life more stressful and less time to do things that you enjoy.Best of luck. 

If you just hire the cheapest or first PMC you speak with and it turns into a bad experience, please don’t assume ALL PMC’s are bad and start trashing PMC’s in general.

If anyone has experience with this, could you please share your checklist for getting started?
