this is a common theme of course on BP its pretty much every day.and you pretty much have all those that live in a market target a market .I like @James Wise cut and paste responses he does .. he nails it well and its worth cut and pasting every time someone ask the same question that has been asked 1000 times.I like to Add James that when going out of market.. also if you simply buy at the median price points of any given MSA your buying in an area were you have a lot of homeowners buying generally... so you get a mix of cash flow and appreciation and or more important you have a defined exit IE you can sell to a homeowner as opposed to buy at the bottom of the price point and the only out is to an investor..And Frankly your company is kind of a unicorn in the US.. there are not many companies like yours that specialize in reselling these assets for individual owner/investors.

Quick update: we decided not to move into the bigger house in the burbs (it didn’t appraise and the seller wouldn’t come down) and are happily still living below our means.The Financial freedom that comes with living modestly is so sweet it will take a very special house to get us to move at this point.ALSO, similar townhome/same community as ours just sold for $30k MORE than what we had ours under contract for a month ago, so I feel like the low new house appraisal causing our deal to fall through was a blessing in disguise.

As far as the structuring of a contract goes, my best advice is to enlist the aid of a local broker who specializes in working as a buyer's agent and can put together a contract with your best interests in mind (and maybe get you a better deal).

I specialize in low income housing around South Phoenix, so if I wanted to build a 3000/sqft fourplex I was looking at $300k(Plus other costs) for a building that would bring in maybe $500/month before maintenance costs.If you have access to people who can see a development project all the through, where it actually brings in decent cashflow let me know.Good Luck
