@Steve Babiak the house right next to this one is painted white with red brick and on the other side the building is all brick.

If PM is not in her normal wheelhouse I can see why at 1st glance offering to do it for you at 5% would seem mutually beneficial to her seeing as all outside work is handled by the HOA & she'd likely be gaining you as a future client.I am not familiar with this market so I don't know whether or not this is a good cap rate or not but I don't see any major red flags.

Our goal is to turn it into a 3B/2B within the next five years.I'm seeking information on finding good contractors, different type of funding options ( 203K for example), and trying to inform myself on rental laws of California.Looking to link up with people who are interested in the Jackson County, Siskiyou County, Redding, Sacramento markets.We do not have any REI clubs in my area ( I may have to start one ) I LOVE the BP Podcasts.

Sure it costs a little more but especially in a dining room it makes sense not to have carpet.4) I would also do something about the lawn and maybe add some red flowers or something to give it a little bit of color (maybe some mulch and bushes).

There's no shortage of posters who advise this or that and advice is appreciated, don't get me wrong, but I'm searching for anyone who actually tried them...AND paid their fee.Of course THE BP forum would attract a RE lender scammers like the Boy Scouts attracts pedophiles - AND I'm NOT saying this supposed collection of lenders is anything less than what they claim to be until proven unworthy - BUT when an outfit charges a fee with no way to telephone a human being...red flags go up.privatemoneygoldmine.com list a number of contacts in the zip code selected and 'Iron Clad GUARANTEE' if a patron does not get funded- they refund the $97 fee.I actually read the TERMS & CONDITIONS on websites insted of just checking the box.

Also look into the FHA 203(k) loan, which rolls the renovation costs into the loan (albeit with a lot more paperwork and red tape) so you don't even need cash for the remodel.
