Otherwise, I know some really solid DSCR lenders here in Colorado that have pretty nice rates currently. and since you have a track record of how the property performs you should have an easy time getting a loan on it. 

You needed to have a better system in place to protect you from this situation.Going forward make sure your property manager does a solid job selecting the next tenant.

@Kevin Boyd...if that's the case, then you should be in good hands with any really solid mortgage broker (full disclosure- I am a mortgage broker in CA) or banker that knows what they're doing. 

All of those areas you mentioned are very solid.

I grew up and have family in the Philadelphia area so I've been searching in and around the city for a solid duplex.

Meanwhile solidly high end neighborhoods where nobody wants to split lots may go up even more in value. 

I've been involved in a few 203ks and from my experience, as long as the current owner walks away confident in the deal and the offer is solid, they aren't as concerned with the 203k side of things.
