Pros: Less Stress about this property, cash in your pocket, credit cards paid, ---Cons:You will have to keep working to get a buy and hold and scale your rental portfolio, where if you were able to hold onto it and leverage it for a cash out refi or HELOC, you would be able to tap into the equity to scale your rental portfolio. 

I briefly tried to self manage and it was stressful.

That's why I stress the importance of building a relationship first.

Climate, population, stress level, schools, recreation opportunities should all be considered.

I like it because I want the extra cash flow from the lower monthly payment - I get pretty stressed with a lot of deals on my plate so I would prefer to use a little less leverage ( even though I am way over leveraged rn) and let the cash flow from the deal snowball into my next one.

I can't stress enough how important it is to find a mentor in this industry.
