Always address health and safety issues that impact tenants first (smoke detectors, electrical or plumbing problems, etc), then items that could compromise the integrity of the building ( dry rot needs repaired, for example) and then tackle cosmetics.I also would not recommend you allow a tenant to do their own painting.

i give them a list of what needs to be cleaned, since that can't be done up front, including sweeping garage, and sprucing yard, cleaning oven, blinds, ceiling fans, etc Also anything you see: Light bulbs burnt out, damage.stickers on doors, windows, blinds missing that were there, smoke detectors, etc. let them knw this is a pre-move out inspection and there may be things that happen ad lots of things you do not see.

Plus you make infinitly more contacts as an agent than you will as a wholesaler.. you have a buyers list but buyers just want smoking deals.. home buyers pay retail... much easier.

You need to be careful that the sale is "arms-length" and is not just a smoke screen.
