So my question is, where do you look for mid sized apartment complexes?

Of course not all of them are bad, but are a good size portion of them bad?

As the size of the house increases, the price per square foot decreases.

@Amanda M Laird - Sorry, I was on my mobile earlier and the largest I can see was the half the size of an iphone X so everything was pretty much blurry. 

I have about $100,000 to invest and I've been searching for a small to mid sized value add multifamily investment (4 - 10 units) but it seems like the deals are very hard to come by.

Any advice for acquiring loans of this size would be very helpful.

Then decide on what deal size to focus on.Mop and pop retail under 1 million is different then high grade national tenant commercial retail.Further break it down to vacant,value add, stabilized. 

ATL/fulton county has a huge population, so if your buying inheritance data for an area with a population the size of Atlanta, You will want to make sure that the matches are unique names only.
