Thank you all for great advices and if I mix and match the different views, I'll rent it unfurnished unless the tenant is willing to pay more for furnished in advance for long term contract then at the end of the contract either I fix it if possible or sell it as second use.Yes, I am from khobar in Saudi:)

I'd begin advertising/put out the For Rent sign to start screening new tenants and I'd begin discussions about how I understand his problem and if he'll clean up this and that really good I'm happy to help by not pursing them for the rent owed if he leaves the keys on the counter and is gone by X date.
