Now its nice because he knows my car and the things to keep an eye on and I really appreciate his honesty.A good lawyer is even more like this and this is particularly helpful in Kitsap where business transactions can be somewhat old school and a lot of deals are done with a handshake. 

If they also fail to check out the school district, commute, or whatever else, then it's not my fault or problem.

Right now we are not following that cycle so history may not be a good predictor of what the future holds. 

Fast forward to 2016, I'm two years away from paying it off (extra principle payments) and my oldest child graduates high school in 3 years.

I work in corporate America and graduated law school last year.

I think doing a credit and background check, looking at their tripartite credit reports, income verification and previous renting history will help determine if they'll be able to eventually qualify for a loan to buy the house at the end of the lease term.

It varies by by city and school district too.  

Get a bunch of high school kids to clean it up and give them the porn tapes for payment...

Know the neighborhood, the market, nearby amenities, and decent schools.
