The conventional lender is going to request from the seller the current rent roll to find out the occupancy rate ie the percentage of units being rented and how long the renter will be renting the property.

I'd hate to be the one to "rain on the parade" so to speak, but with $500, you might as well have $0, so I'd say forget about leveraging your money and think about how you can leverage your time to increase your bank roll - that is your real asset.
