My favorite was buying notes from small commercial banks and thrifts 2 to 3 weeks before the auction.. they did not want them to come on the books as OREO I would get pretty good discount.if it sold 3rd party I made a pretty nice APR return in the 30 to 50% range and if I ended up owning it I would rehab resell and make a bunch  LOL... but that activity came to a half a few years back at least with my contacts.

Second, by reselling you avoid payment problems, repossession problems, rehabbing after units 'trashed' by buyers, and having to pay the park rent when the buyers don't.Most parks don't let you own and rent out the units so take the cash and move on.

Things that could go wrong is that the property buyer could stop paying in which case you might have to foreclose and then re sell or rent out the property.

Meaning, if you could find a property for around $20k from either a bank or private seller and then put your $10-$15k rehab in there, you could potentially sell that property for $75 or so and be all cash with all cash profits upon the resell.
